I'm ready to start, what do I do?
Send an email to admin@flatfeenw.com, or call cell 503-889-6169 or office 503-645-4440 to request the service contract. After you decide on which service you want, send the payment through Paypal to admin@flatfeenw.com, or send the check to our office: Rio Realty LLC, 9880 SW Beaverton Hillsdale HWY #202, Beaverton, Oregon 97005. We will then email you all the forms you need to start your listing.
How can your real estate company afford to do this?
I personally like to find fair deals. This is more than a fair deal. Also, my principal broker and I noticed that much of this business was going to an out of state company. We thought that we could offer this service to our clients and feel that our clients might use use for additional services.
How fast can I get my house listed?
Depending on our schedule and what time you call, it can be the same day. If you are out of our driving area, then we do the paperwork by mail, fax or email and our scheduling will most likely determine the time it takes. Note: I do not offer WVMLS listing anymore.
Is this available for lots, farms and commercial property?
Yes. Just contact us to get started.
Why should I list with you instead of continuing to sell on my own?
The exposure that you get on the RMLS cannot be matched. Advertising in papers or magazines will not get the same exposure. 72% of all home searches start on the internet. Most will eventually talk to an agent.
What is the RMLS?
The Realtor Multiple Listing Service (MLS) is an extensive database of information on real estate properties listed by real estate brokers. Only associated Brokers may list homes in the RMLS. This provides a central destination for the majority of homes for sale and easier searching.
Is listing in the RMLS important in selling a home?
Realtors search RMLS for homes for Buyers. They set up alerts when homes match their clients needs. The public searches RMLS and agents sites which are fed data from the RMLS. If you are have more people aware of your home you have more opportunities.
What is the difference between an electronic lock box and a combo lockbox?
The electronic lock box can only be opened by a real estate broker. There is an electronic record of it once they do their required update.
The combo lock box is a combination lock box that builders and contractors use that will hold your key inside.
What if I decide I want full service later?
You can upgrade to full service with us and will be credited the amount paid initially toward the commission at closing. Don't wait until there is a problem in the negotiations of the contract to convert to a full representation deal.
How much commission should I offer the Buyer's Agent?
That is up to you but typical seems to be 2.5%-3.5%. There has been higher and lower commissions offered. You have to set the commission when you list because it is listed in the Broker's area of your listing.
Can I change my price later?
You can change your price as often as you want. We will just need a listing addendum signed by all owners.
Can cancel my listing?
Yes, you can cancel or withdraw the listing anytime.
Do I have to use your sign?
No, but having our sign leaves no question that you will work with an agent if they happen to drive by with their clients. The other alternative is to be sure that you have "Courtesy to Broker" sticker or sign attached to your sign.
What forms do I use?
We will provide you with all of the disclosures as well as counter offers and addendums.
Can I pay by something other than check?
Yes. We have set up a business Paypal account and can also take credit cards through their service. Send payment to admin@flatfeenw.com.
If Rio Realty LLC has a buyer who wants to buy my home do I have to pay you the Buyer's commission?
It is not common that we find someone to buy one of our listings but it can happen. If this is the case we would be due the commission.
What kind of digital image format should I use for my listing?
We are able to upload only JPEG file format (.jpg or .jpeg file).
The maximum file size is 2.5MB, but we recommend to keeping them smaller so that the images will load quickly for the person viewing your home.
All uploaded photos will be sized to 640 pixels wide by 480 pixels tall.
Photos that are taller than they are wide may be distorted in the process.
Are there limitations that I might have listing my home on RMLS©?
There is a big advantage for you to list your home on the RMLS©. One thing you should know is that we are not allowed to have personal promotion for agents or home owners in public remarks (the details of the listing that most people will read about your home). The listing will have you, the seller, as the main contact and the home will be listed as a limited representation listing. Any agent looking at the RMLS details of the page will know it is a limited representation listing. Rio Realty and your listing agent will still be listing in the MLS details because we are the ones listing the home.
The other thing is that only 1 photo will show up on www.realtor.com, but multiple photos will show up on www.rmls.com and or www.wvmls.com.
